WASHINGTON, DC - The Neighborhood Development Company has teamed
with PN Hoffman and others to bid on the National Capital Revitalization
Corporation’s (NCRC) Request-For-Proposal on the Parcel
34 project at the intersection of 14th Street and Florida Avenue,
NW in the Columbia Heights neighborhood. Parcel 34 represents
an opportunity to link the vibrant Columbia Heights and U Street
neighborhoods with a mixed-use development featuring mixed income
home ownership, neighborhood-serving retail establishments, below
grade parking and cutting-edge design elements. The retail component,
set back from the street to allow pedestrian flow, will wrap around
the 14th Street and Florida Avenue elevations and will include
sidewalk cafe space. Local retailers such as Java House and Yes!
Organic Market have agreed to lease retail space as part of the
development. If selected, the team hopes to break ground on the
project sometime in 2006.
The condominiums will feature panoramic views, a beautifully designed
entrance plaza, outdoor recreational space and an indoor health
club facility. The team embraces the NCRC approach to Parcel 34
by providing up to 30% affordable home ownership, and intends
to build a sustainable and enduring landmark that contributes
to the diverse social fabric and economic needs of Columbia Heights.
In addition to Neighborhood Development Company, the team is comprised
of PN Hoffman, Inc, Jefferson Development Group, Ward One Economic
Development Corporation, Tri-Continental Capital and Hickok-Warner
Cole Architects and a number of additional market leaders specifically
suited to contribute to the sucess of this exciting project.
