  Affordable Housing

NDC is a leader in providing Affordable, Workforce and Moderate-Income Housing to the residents of Washington D.C. This is currently being demonstrated by the 72-units Residences at Georgia Avenue, a 100% Affordable Rental Project at Georgia Avenue and Taylor Street, NW, as well as the 40-Unit Nova Vitalis Building Together project at 1106-1108 Columbia Road, NW.

We believe that the real estate development community must take leadership when it comes to providing affordable housing opportunities to individuals with modest economic means. Washington DC will be a richer and more diverse city if we maintain diversity of housing opportunities and neighborhoods where folks from different ends of the economic spectrum are effectively integrated with one another. Accordingly, we have committed ourselves to providing homes to residents who would otherwise be priced out of our neighborhoods by the swift appreciation of housing in Washington DC.

In addition to The Residences at Georgia Avenue and Nova Vitalis, NDC is also a co-developer on the CityVista Project at 5th and K Streets, NW which is bringing 89 affordable condos and 49 affordable rental units to Mount Vernon Triangle. In 2004, NDC delivered 62 affordably-priced market-rate units at the Kennedy Flats project at 604-610 Longfellow Street, NW.

Building Together Program

One way NDC demonstrates its commitment to maintaining the fabric of our community is through our Building Together program. NDC has become the partner of choice for Tenant Associations that wish to convert their existing apartment buildings or co-ops to condominiums. NDC offers tenants a variety of options based upon their personal, financial and residential objectives; giving them the opportunity to purchase their converted apartment at below-market prices, continue renting their renovated apartment, or accept a cash buy-out. Our commitment to working collaboratively with the Tenant Associations and our responsiveness to their unique objectives. Recent Building Together projects include the 40-unit Nova Vitalis project and the 37 unit New Plaza project.
